Plot levels in Ladybank

Buying a building plot in or around Ladybank? See how the ground falls and what constraints apply before you commit, using the Scottish Government LiDAR flown over the area and published on the Scottish Remote Sensing Portal.

Source: Scottish Government LiDAR for Scotland Phase 5, flown 2021; typical ±0.13 m on open ground in our tests. Flown 5 years ago; work done since then will not show.

What the open data says about Ladybank

Across the Ladybank area (1.9 km² from the OS Open Names extent), open LiDAR covers 100% of the ground. The best survey for most of it is LiDAR for Scotland Phase 5, flown 2021 on a 0.5 m grid.

That survey is about 5 years old. Plots in Ladybank that have been cleared, filled or built on since then won't show those changes, so the report flags the date at the top of every page and checks for buildings mapped since the flight where it can.

Most of the ground across the area (96% of readings) lies between 36.6 m and 47.3 m above Ordnance Datum, with a median of 43 m. The extremes (35.4 m to 49.7 m) can include water surfaces and data edges, so we don't quote them as ground levels.

Most of Ladybank is fairly flat at this scale (only 1.5% steeper than 1 in 10). On flat plots the useful questions are usually drainage falls and how the plot sits against the road and neighbours, which the spot levels help answer.

Tiles from LiDAR for Scotland Phase 4 (flown 2020); LiDAR for Scotland Phase 2 (DTM only) (flown 2012–2014); LiDAR for Scotland Phase 1 (flown 2011–2012) also overlap the Ladybank extent, but where surveys overlap the report uses the best one, as above.

Fitting a plane through the 10 m levels, the ground across Ladybank falls generally towards the south at about 7.4 m per km (roughly 1 in 135). The lowest tenth of the ground lies mostly to the south, and the highest tenth lies mostly to the north-west.

About 68.8% of the 10 m samples are flatter than 1 in 40, while one in ten is steeper than 2.6°.

On SEPA's flood maps (medium likelihood), 6.7% of the Ladybank extent is inside the river flood extent, 0.9% inside the surface water extent and none inside the coastal extent. The extent is a rectangle round the town, so it can take in foreshore, sea and open ground. These are indicative national maps, not a flood risk assessment; a plot report gives the figures for your own boundary.

Historic Environment Scotland has 15 listed building records in the extent (1 category A, 6 category B, 8 category C), and 3 scheduled monuments overlapping it. A plot report lists any that touch or sit near your boundary.

No NatureScot SSSI, SAC, SPA, Ramsar site or National Nature Reserve overlaps the Ladybank extent.

None of the Ladybank extent is within the Coal Authority's Development High Risk Area.

Nearest towns with pages here: Falkland, 5.8 km south-west, median ground about 33 m higher; Auchtermuchty, 7.1 km west, median ground about 14 m higher; Markinch, 8.1 km south, median ground about 26 m higher; Cupar, 8.5 km north-east, median ground about the same.

Sampled every 10 m, the typical slope is 1°, and 1.5% of the area is steeper than 1 in 10. A single plot can be much flatter or steeper than this. Its report works at 0.5 m.
